Built in 2021, Grove Farm Cottage has been superbly designed and furnished to a very high specification. Within the grounds of a listed, moated farmhouse, this superb cottage provides magnificent accommodation for 4 guests. The spacious open plan sitting room with vaulted ceiling, has large patio doors that open out to a private patio with a fire pit and barbecue. The garden surrounds the property and leads to the moat, complete with jetty, where you can sit, relax and enjoy the peace and tranquility of this beautiful location. With quiet country lanes and footpaths, the area is great for guests who enjoy rambling and cycling. For days out, the historic city of Norwich and the market, cathedral town of Bury St Edmunds are both 40 minutes by car and highly recommended.
From the front door, the hallway to the right leads to the open plan kitchen, dining and sitting room. There is a cloakroom with toilet and basin, and a large storage cupboard. The hallway to the left leads to the first double bedroom, leading to the ensuite. A hallway from the kitchen area leads to utility room and the second bedroom with ensuite is a mirror image of the first bedroom.

Incredible! And genuinely so much to say about this cottage. It blew our minds how stunning and well thought out everything was here. From the immaculately clean home, vast array of amenities, to the finer details such as welcome pack and recommendations. The layout of the cottage was great and allowed us to always be social, but still having rooms tucked away (which were so comfy and well decorated too!). The cottage was private, beautifully situated with lovely outdoor areas too. We made the most of everything we possibly could and everything was top standard across the board. We especially loved the duck friends we made during our stay who seemed to get more and more confident on spending time with us. We’ve stayed in many cottages and many venues before, but this truly was exceptional and our favourite by a long shot. If youre reading this review, dont hesitate, book! Yes, was the best place we stayed so beautifully kept spotlessly clean. It was tranquil and peaceful, the cottage inside was stunning everything you want was there,we traveled around the local area pubs and food around the area was first class, the grounds where spectacular, with the baby ducks walking around and watching rabbits playing, there is pond there which was lovely loads of fish in there . Grove Farm Cottage was the most relaxing place to stay, the surroundings were beautiful and the outside and garden of the cottage were perfect. The peace was just what we all needed and yet not far to other places. Inside the cottage there was everything we needed and for me the view out of the lounge windows was stunning as were the windows.Much thought had gone in to the cottage and everything was just right. We've stayed at many airbnb cottages and this cottage was our favourite, by far. Such a beautifully restored barn cottage with everything we needed, and more. The weather was perfect for being outdoors to enjoy countryside walks from the cottage. We didn't make use of any of the recommended restaurants or pubs, as we didn't want to leave the gorgeous peaceful surroundings. We made full use of the bbq and firepit, with plenty of wood and great quality charcoal. There were so many added little details that made our stay extra special. If you are looking for a very comfortable, peaceful and completely private break in the gorgeous countryside...this is the place...very spacious, yet cozy. PEACE AND QUIET! BLISS! We stayed here for 5 nights in August, and were very pleased with our choice. We were running early for 4 pm arrival, so messaged Jayne, who said that it was fine for us to get in early. Nice welcome pack including milk, croissants, Prosecco, biscuits etc. Also , plenty of washing up liquid, bin bags, oil, foil, cloths etc so we didn't need to bring our own. Jayne greeted us on arrival and gave some good recommendations, then left us to our break. This place was idyllic, SOOOOO quiet. Perfect for getting away from it all. Lots of outdoor space. We needed a place to stay while having work done in our house. The cottage is exactly as described, in a beautiful setting with fields and huge skies to look out on. The owners live nearby and are helpful, friendly and welcoming, but not intrusive. It is November so we didn’t spend time outside but the garden furniture, fire pit and BBQ would be wonderful in the summer. Perfect get away from it all!! Spotlessly clean. Everything you need is there, even a BBQ and fire pit. WOW! just WOW! the place was just perfect for a quiet relaxing bank holiday away for four adults. A chance to catch up and natter in the gorgeous open plan layout. We had a really relaxing week at Grove Farm Cottage. The location is a very peaceful spot, which was just what we hoped for, and we returned home fully refreshed. The weather could have been better, but it did not spoil our enjoyment and we found lots to see and visit in this lovely area of rural Suffolk. The whole booking experience was extremely easy from my first telephone enquiry. It was very helpful to know exactly what to expect at the property and to find the very generous welcome pack on arrival was a lovely surprise. Also, we very much appreciated having a departure time of 10.00am, rather 9 o’clock as seems to be the norm these days. The cottage is located in a peaceful, quiet and beautiful area in Occold village. It's off the beaten track and surrounded by fields of barley. It has everything you need for a relaxing and very comfortable stay. Everything listed in the profile of the cottage was there and more. We weren't able to order any takeaways but that was fine as we planned ahead and brought most of our food and drinks. There's also a lovely pub in the village (Beaconsfield Arms) should you want to get out. The pub landlord and his wife were accommodating and friendly and the food was great. Will stay here again.
