  • description

Simmons Cottage has been lovingly refurbished to create a charming holiday home in a quiet location.

Fresh white walls and floors give a contemporary beach house feel to this traditional cottage, together with stylish furnishings and a log burning stove. Both bedrooms are bright with ample storage; the master bedroom has a double bed with dressing room and en-suite bathroom. A ground floor wet room shower is useful after a day on the beach. The galley style kitchen is well equipped with french doors leading into the private garden. Continuing the beach theme with decking and shingle, the garden is divided in two, with a picket fence and gates, and has raised herb beds and a sun room/studio, perfect for reading, painting or for the children (or parents) to escape to! This delightful cottage is ideal for a family or couples wanting to enjoy Southwold and the surrounding area; being so close to the high street and beach, you won't need to use your car and the owners can provide two bikes on request- please bring your own lights and bicycle locks.

This is a little gem! Warm, comfortable and very clean. Has everything you’ll need for a base to explore the lovely Suffolk coast. We’ll be back! Susan, (Stayed October 2020)
Lovely well equipped cottage within easy walk of Southwold town and beach. Should you need one there is a bus stop very close by too. Particularly loved the “bedknobs and broomsticks” bed! Philippa, (Stayed October 2020)
“Great place in a great location - was perfect for our family holiday with kids 6 & 8.” Tom, (Stayed August 2020)
This is a stylish period property with a lovely kitchen and back garden. Small but cosy and secluded. It is also within reasonable walking distance of Southwold Pier Marc, (Stayed July 2020)
“We had a lovely stay at Cottage Tree. Couldn't fault the house itself, very clean throughout and spacious for our young family. It's really well equipped compared to other rentals we've used (children's tableware, highchair, cot, good pots and pans, washing machine, cleaning products etc etc all provided). As others have noted the kitchen opening into the little garden is a really great feature, we loved having our meals and coffees sitting outside after a hot tiring day out at the beach. The location is a little bit far to walk to and from Southwold for our kids, but easy enough for sure for grown ups and bigger children (15 mins or so to the seaside). We had some internet problems during our stay but Chris was quick to pick up the phone and help. Overall really happy we chose Cottage Tree, thank you for a great staycation!” Sylvia, (Stayed July 2020)
“This is a really lovely cottage, with great facilities and a fab little garden. It is a 15 minute walk to the beach, and is also close to a good shop and local pub. We really enjoyed our stay.” Clare, (Stayed July 2020)
We really enjoyed our stay in Simmons Cottage, it was very clean and incredibly well equipped Elizabeth, (Stayed July 2020)
Wonderfully clean cottage and very well equipped. Good location for Southwold and for walking around the area, with many footpaths close to the house. We used the local shop at the end of the road, which was well stocked & friendly. Outdoor area was lovely, but unfortunately was too cold for us to sit outside Anne, (Stayed March 2020)
This cosy cottage is in perfect location to explore Southwold and the surrounding areas. The cottage is clean and comfortable with everything you need for a stay. The board games were welcomed on our rainy days! It’s so well equipped, even plates, cups and cutlery for the kids which was so helpful. The cottage is in a quiet street and there’s a Londis right at the end of the street for your essentials. We will definitely be back in the spring/summer to enjoy Southwold at its best Claire, (Stayed November 2019)
Great location for Southwold. Very clean and everything you need for a short or long stay. Would recommend and visit again! Carey, (Stayed October 2019)

It’s a great location very close to pretty Southwold with its array of fantastic pubs that do really great food (and beer). The walks in the countryside and along beaches are stunning. The house is beautiful with a lovely little garden for sitting out Ros, (Stayed October 2019)

“Great cottage a short walk from the centre of Southwold.” Sarah, (Stayed July 2019)
We had the most fantastic stay! The house is beautiful and the perfect location for a stroll to the beach and then into Southwold. It was great having 2 showers and the wet room downstairs was a pleasant surprise. Having a Londis at the bottom of the street was really useful. We would definitely stay again as the house is wonderful and the kitchen going into the garden is so lovely to have breakfast at in the morning.” Benedict’s private feedback for you: “I just wanted to say a huge thanks. We had the most wonderful stay Benedict, (Stayed July 2019)
Many thanks.we had a really great short break at Simmons cottage in Reydon, it was a superb little cottage, and made even better by the weather and arts festival being on! Would happily book to bring husband so he can drool over the breads and the brunches the two magpies bakery! Sam, (Stayed July 2019)
A wonderful holiday cottage in a fantastic location (as near to Southwold as can be without being in Southwold) and a great garden for a BBQ. Fully recommended! Max, (Stayed April 2019)
“Perfect cottage for a small family seaside holiday!” Victoria, (Stayed September 2018)
This is a lovely clean, light and spacious cottage within walking distance to Southwold shops and beach. The cottage had everything we needed for our week there, including some toys for the children! Would thoroughly recommend. We hope to visit again! Miranda, (Stayed August 2018)
We loved our stay at Simmons Cottage. It was spotlessly clean, well decorated, nicely furnished and extremely comfortable beds. The garden area is lovely too and a great place to relax. Simmons cottage is probably the best holiday let we have stayed in! Jacqueline, (Stayed July 2018)
“We had a fantastic few days at Simmons Cottage. The location is perfect for a short walk into Southwold and the Cottage is great. Everything was spotless, it was well equipped, the beds so very comfortable and the bedding and towels luxurious. We spent early mornings and evenings in the garden - a perfect sun trap. We had everything we needed to make our stay very enjoyable. Thank you very much!” Jeanette, (Stayed June 2018)
Great cottage for a young family. Toys and essentials (milk etc) provided. Lovely rooms, even nicer than they appear in the photos....Walking distance from Southwold even with a toddler. Excellent corner shop nearby selling local produce. Frances, (Stayed May 2018)
A well equipped cottage within a 15 minute walk of the town centre of Southwold. On road parking useful. Quiet location. Studio at back can hold bikes securely. Small private sunny patio Denis, (Stayed May 2018)

“Excellent location for walks in and around Southwold. Our children aged 7 and 9 loved the studio, the chickens next door and of course the pier and amusements. A great cosy house with everything you need.” Emma & Family, (Stayed October 2017)
Lovely, comfortable cottage just 15 minutes walk from Southwold pier. We enjoyed our stay and had everything we needed. The garden was well sheltered and sunny and we were able to sit outside despite a very blowy few days. The kitchen was well equipped and the skylight windows and French doors made it a lovely place to sit when it was too cold to be outdoors. The beds were comfortable and the showers powerful. All in all we had an excellent stay Sarah, (Stayed September 2017)
Brilliant stay in the cottage, we had s wonderful and peaceful stay Alex, (Stayed September 2017)
