    Simmons Cottage has been lovingly refurbished to create a charming holiday home in a quiet location.

    Fresh white walls and floors give a contemporary beach house feel to this traditional cottage, together with stylish furnishings and a log burning stove. Both bedrooms are bright with ample storage; the master bedroom has a double bed with dressing room and en-suite bathroom. A ground floor wet room shower is useful after a day on the beach. The galley style kitchen is well equipped with french doors leading into the private garden. Continuing the beach theme with decking and shingle, the garden is divided in two, with a picket fence and gates, and has raised herb beds and a sun room/studio, perfect for reading, painting or for the children (or parents) to escape to! This delightful cottage is ideal for a family or couples wanting to enjoy Southwold and the surrounding area; being so close to the high street and beach, you won't need to use your car and the owners can provide two bikes on request- please bring your own lights and bicycle locks.

    • Sitting area: with a white, painted, wooden floor, two Poang chairs, Chesterfield style sofa, wood burning stove and flat screen TV.

    • Dining room: with a white, painted, wooden floor, white wooden table and four dining chairs

    • Kitchen: A range of bespoke fitted units, electric double oven and a 5 burner gas hob, fridge/freezer, dishwasher, microwave and washer/dryer

    • Wet room: A large pan head shower, washbasin and wc.

    • Master bedroom with en-suite bathroom and dressing room: Victorian style metal frame double bed with fine white linen, bedside table and lamp, chest of drawers. Dressing room with open, full length wardrobes leading to the ensuite bathroom with wc, inset wash basin, bath with overhead shower.

    • Twin bedroom: Metal frame single beds with fine white linen, bedside lamps, Victorian fireplace (not in use) and wardrobe with drawers

    • Outside: Fully enclosed garden with table, chairs parasol and sun room/studio.

    • Heating: Central heating plus a wood burning stove.

    • Also... Wifi included. The stairs are steep, but a stairgate can be fitted on request, ahead of your booking.

    Great location, 15 min walk to the beach and 10 min walk to the high street. House is clean and has everything needed for any house guest (family or non family).     Simmons Cottage is definitely worth the stay if visiting Southwold. It’s a home from home experience with beautiful white bed linen and comfy beds. Everything worked as expected and the kitchen is very well stocked with pots and pans etc. We cooked every evening and had no problems. The cottage itself is a mixture of old and new and we loved the quirkiness of it. A very quiet location and only a 10 min walk to beach or town. Local shop is a god send too.     The plan behind our stay was to show our son the British Seaside. Southwold definitely delivered, we had an amazing time and Simmons Cottage was a perfect base camp. It’s a beautifully kept, well equipped cottage which ticked all our boxes. The kids toys were a fantastic bonus! The cottage is just far enough away to be quiet but close enough for us to walk into town, visit the beach and enjoy everything the village has to offer.     A beautiful cottage just a 10 minute walk from the town. We spent days on the nearby beach and pier as well as browsing Southwolds lovely shops and cafès.     Stayed for four nights in mid-September with two other people. We all enjoyed staying here and agreed that the home was clean and fit for purpose. It only took approximately 15/20 mins to walk to Southwold pier, which is as good as you can expect. The pictures taken also give an accurate representation of the house. Check-in was made easy as the information was provided in advance. Communication was good and all those involved with the running of the property were friendly and helpful. An information booklet had been provided which contained all the information we needed. We did not need to contact anyone to ask questions during our stay, which is always a good sign.     “We had a lovely stay at Cottage Tree. Couldn't fault the house itself, very clean throughout and spacious for our young family. It's really well equipped compared to other rentals we've used (children's tableware, highchair, cot, good pots and pans, washing machine, cleaning products etc etc all provided). As others have noted the kitchen opening into the little garden is a really great feature, we loved having our meals and coffees sitting outside after a hot tiring day out at the beach. The location is a little bit far to walk to and from Southwold for our kids, but easy enough for sure for grown ups and bigger children (15 mins or so to the seaside). We had some internet problems during our stay but Chris was quick to pick up the phone and help.     This cosy cottage is in perfect location to explore Southwold and the surrounding areas. The cottage is clean and comfortable with everything you need for a stay.
