Southwold is regarded as one of the most picturesque seaside towns in England, with the iconic Pier and Lighthouse and large areas of greensward above the sandy beach and promenade. The town is charming with a small market place, independent shops, cafes, restaurants and the home of the world famous, Adnams brewery and distillery.
South of the town, and a lovely walk from North Parade, is Southwold harbour, unspoilt and still a working harbour with original fishing huts and a variety of businesses. A ladder of wooden jetties protrude into the river Blyth and a foot ferry operates seasonally for you to visit neighbouring Walberswick.

The private garden, at the rear of the house, is accessed from the kitchen and is a perfect suntrap for you to enjoy the afternoon and evening sunshine, sheltered from the sea breeze. There is plenty of garden seating, a built-in barbecue and an outdoor table tennis table in the summer months. A paved area with benches in front of the house looks out to sea and catches the morning sunshine - just perfect for your al fresco breakfast.
Off-street parking is available for 3-4 cars at the rear of the property next to a garage containing bicycles, extra chairs and crabbing equipment for guests' use.
Another wonderful weekend at no 23 the house is in a perfect location and has all the amenities needed. We have been going back for years now and although this year one couple couldn't make it we enjoyed our weekend. Thank you Carol, (Stayed May 2024)
We had a lovely stay at 23 North Parade Southwold. We were 3 generations of family, and the house was really suitable for our family gathering. The Kitchen was very well equipped, a large dining room for eating, and really comfortable bedrooms. The garden was a really nice place to unwind at the end of the day. Parking was very convenient at the back of the house. The location of the house was particularly good, on the seafront near the pier. The owners were really friendly and were easily contactable when we needed a little help at the beginning of the stay. We would definitely stay here again. Susan, (Stayed April 2024)
We stayed at Market Hill this weekend just gone Nov 17-19 for a couple of nights in Framlingham and it was the perfect weekend get away. The apartment was lovely throughout, very clean and really well decorated and designed for an ideal base for Framlingham and beyond. The location couldn’t be more central with everything you need and more within a short walk. I’d definitely recommend staying here if you fancy a trip to Framlingham or Suffolk as you won’t be disappointed. Thankyou very much for having us we’ll be sure to recommend to family and friends for future trips. George, (Stayed November 2023)
We had a terrific week at North Parade, despite the bad weather at the beginning! The sun shone for us royally towards the end of the holiday, and we spent a lot of time on the beach, walking up and down the promenade and enjoying the town of Southwold. I rented the house on the occasion of my 70th birthday and we managed to see family and friends throughout the week. We particularly loved having supper around one of the big tables, in or out, depending on the weather. A bit of a squash sometimes but everyone helped and didn’t stay too long! We found the house to be comfortable and family friendly. We loved the sitting room with the wonderful view and very well equipped kitchen, very comfortable beds and excellent bedlinen and towels. I’ve had so many thank yous from my guests with a similar feel of being very comfortable during the week in the house. Glenys, (Stayed August 2023)
We had a really wonderful family weekend holiday by the sea and 23 North Parade provided everything we could need across 4 generations - from our mums in their late 80s to the youngest grandchild at 3 months old. The house is gorgeous, welcoming, and felt like a real home from home. Having the sea, beach, pier and all the amenities of Southwold right on the doorstep was perfect. Cottage Tree were so helpful and responsive throughout - we appreciated it all so much. Thank you! Kate, (Stayed July 2023)
The house was spotlessly clean as ever & very welcoming. The views over the sea from the sitting room are second to none! The proximity to the beach is perfect with younger children . We had a lazy week and stayed in Southwold rather than drive to places. Plenty of walks to Blackshore for crabbing plus the ferry to Walberswick. Sunday lunch (for 12) at The Crown Hotel was delicious. No food at The Lord Nelson so ate at the Sole Bay Inn - decent pub food. Plus various lunches at Suzie’s plus The Tea Shed at the start of the sand dunes. Mags, (Stayed October 2022)
